Cottage & Stables

2 bedroom cottage with 9 box stableyard

Sitting exactly on the Kent/East Sussex border and therefore dealing with two different councils for the entire project this started as a dilapidated stable yard with no residential building, in an AONB and green belt. The initial planning permissions enabled a two bedroom cottage with mezzanine floor and a nine box stable yard complete with large double wash bay, tack room and feed room. Further planning permissions also granted a twelve box American barn and a 50% increase on the cottage creating a four bedroom family home.

Stable block & Sandschool

Advanced event rider Alice Goring needed both a substantial new stable block and a new 50 x 30m sandschool, and had been advised by other consultants to have 3 surveys carried out prior to even submitting a planning application, at what would have been a cost of £2400.  Country and Equine Planning submitted an application under householder planning permission, saving a considerable cost to the applicant, and advised that unless the council requested surveys that none were necessary to be carried out before an application. No surveys were requested and full planning was granted within 8 weeks.

Replacement Bungalow

Country & Equine Planning was asked by the owner of this property for help after being turned down for a replacement dwelling due to flood and Tree Protection Order issues, and then being further refused at appeal by the Secretary of State.

Sandschool in Exmoor National Park

Sandschool extension granted first time with no additional surveys needed despite the site having a negative planning history under the previous owners.

Householder planning that was previously refused when submitted by a previous architect was granted when Country & Equine Planning produced a fresh design that took into full consideration the previous objections from the Council Highway Authority. Careful analysis of highway safety development documents and the local plan produced a swift result for the client.

This is an example of the type of application that can and was made entirely online without a site visit thus saving the client considerable costs.

 

Agricultural Prior Approval for Large Barn & New Roadway

 The applicant had recently purchased 16 acres with no buildings on site near Launceston on Devon/Cornwall border. Permission for a new 226 m2 agricultural shed and a new 275m agricultural roadway were granted under Agricultural Prior Approval Notices. The new roadway joins with an existing track to enable access to the new barn in the centre of the smallholding.

New Sandschool
Heathfield, East Sussex

Permission granted for a new sandschool  in an AONB in East Sussex. This application had to take into account the new Biodiversity Net Gain legal requirements and despite an unreasonable objection to the proposed development, Country & Equine Planning engaged in meaningful and positive discussion with the delegated Officer to obtain this permission, as well as having to work alongside an ecologist to mitigate any disturbance to protected species.
